asset repositioning/disposition process typically follows our three step plan:
 

1. Asset Identification and Evaluation Plan

2. Development of a Capitalization/
Re-capitalization Plan

Prepare financial analysis

Perform market analysis and feasibility projections

Develop asset value preservation/stabilization plan (including capital investment analysis)

Develop cost effective marketing strategies

Develop a marketing plan to maximize the property’s value

Develop opinions of value of the property

Recommend possible options, including debt restructuring, negotiated transfers, foreclosures, loan sales, etc.

 

 

3. Implement Asset Value Preservation/ Stabilization Plan

Assist client’s legal counsel in gaining physical control of assets

Physical inspections of each property and address issues related to asset preservation/risks and security

Evaluate the financial performance of income-producing properties and provide notice to tenants as to future payments

Install a professional management system to ensure proper collection of rents, payment of operating expenses and property maintenance

Prepare cost/benefit and life-cycle analyses for potential rehabilitation or capital improvement programs including recommendations for investment designed to enhance value

Analyze operating expenses with the objective of reducing carrying costs

Develop operating and capital budgets and reporting budget variances

Supervise construction and capital projects

Perform accounting and financial analysis

Provide tax analysis and appeal support

Provide insurance and risk management recommendations and safety programs

Manage project design

Coordinate tenant lease-up improvements

Schedule and budget construction/development projects

Evaluate project positioning alternatives and make recommendations

Provide value engineering to major capital projects

Assess project cost estimates

Monitor the quality of design and construction and safety programs

Provide management of the construction site

Manage schedules and budgets, and produce cost reports on a monthly basis
